This determination considers the modification of a building consent issued for five detached dwellings; four dwellings were completed and one was not.  The owners of the four completed dwellings applied to the authority to modify the consent so the incomplete dwelling and the four completed dwellings each had their own consent, thus enabling a code compliance certificate to be issued in respect of the four completed dwellings.

Discussed issuing a code compliance certificate for a building consent where the as-built construction differs from that consented, or where there is conflicting or insufficient detail in the consent, and the importance of considering whether the completed building work complies with the Building Code. Also discussed amending the consent to include the manufacturer’s maintenance schedule.

This determination discusses the approach to be taken in assessing documentation provided in support of a building consent application, and whether the documentation provided in this instance was adequate in terms of the decision to grant consent.
